2.2 Roles of Each Building Team Member in Construction
Project
2.2.1 The Client
❑ The Client is at the top of the procurement chain; he or she
has a say in what is built, where it is built, when it is built, and
by whom.
❑ There are many different types of clients; some have little
experience with construction, while others have vast property
portfolios and in-house construction knowledge.
❑ It's vital to remember that the products utilized in the early
stages of a project can have a big impact, with 70% to 80%
of a project's cost chosen at the concept stage. Above all, a
solution must be easily available and cost justifiable. This is
due to the Client's need for a structure that meets a specific
standard, is completed on schedule, and within budget. As a
result, the contractor must prove that their product:
i. Can help meet the buildings aesthetic and functional
objectives
ii. Meets or exceeds regulations
iii. Can help with safety and performance standards
iv. Is sustainable and can provide long-term benefits
during the operation of the building, as well as being
easy to maintain.
